Formby Hall Golf Resort is up For Sale for £20m plus

Formby Hall Golf Resort & Spa could be yours after it was put up for sale this month.

With a multi-million pound price tag, the iconic part of the Formby landscape is set in 183 acres of parkland, the hotel offers 62 luxury bedrooms and claims to combine the “individuality of a boutique hotel with the facilities of a four-star luxury spa and golf resort”.

Owner, Merseyside property developer Maghull Group, has not disclosed the exact asking price but the facility’s last set of accounts shows a turnover of more than £7.1m.

Maghull has tasked commercial agents from CBRE with finding a buyer for the resort, located on England’s “Golf Coast”.

The complex includes the L37 restaurant and cocktail lounge, 19th Hole bar, Java Lounge reception and Spa Bistro.

The resort is well known for the high-profile Formby Hall Golf Club, which is accustomed to hosting major events which have included the European Challenge Tour, the Senior and European Pro Tour events.

It is the newest of the three venues to be used for the inaugural England Golf Coast Pro-Am and has already built a reputation as a “fine test of golf.”

The golf facilities include an 18-hole parkland championship par course, nine-hole par 3 course, driving range and PGA Academy, which it claims is one of the finest golf teaching and analysis facilities in the UK.

The golf club has more than 500 members and includes a 26-bay floodlit weatherproof driving range and a golf shop.

The resort also offers two large conference/banqueting rooms fully equipped for weddings, functions and other events. The largest room, the Ambassador, has a banquet capacity of 280 people with stunning backdrops and views over the golf course. The Diplomat Suite can accommodate up to 150 people.

Shaun Skidmore, senior director at CBRE, said: “Formby Hall Golf Resort & Spa an exceptionally highly regarded resort with strong commercial appeal and the potential for considerable growth, particularly if the development opportunities are exploited.

“The resort is being sold unencumbered and offers a purchaser the potential to either partner with an international brand/operator or continue trading successfully as an independent resort. This is an incredibly unique opportunity and we are anticipating high levels of interest.”

Formby Hall Golf Resort & Spa is one of 12 golf courses on what is known as ‘England’s Golf Coast’ between Liverpool and Southport. It has previously held events as part of the European Challenge Tour, the Senior and European Pro Tour events and the inaugural England Gold Coast Pro-Am.

Its last accounts, covering the 12 months to March 31 last year, show the company made a pre-tax profit of almost £293,000 – up from almost £177,000 in the previous year.
